Replacing a roof is not an easy job. Rather it proves to be difficult sometimes. That’s why you’ll need a proper plan and estimate the cost beforehand. This way you won’t run into any unfortunate situation and complete the job easily.

How much does it cost to replace a roof?

The total cost mainly depends on the house size. For an 800 sq. ft. house, the total cost is between $2,840 to $13,000. If it’s a 1000 sq. ft. house, this cost will be $3,540 to $16,290. For a 2000 sq. ft. house roof replacement, you’ll need around $7,000 to $35,000. Finally, if your house is 2500 sq. ft., it’ll require between $8,880 to $40,730.

Anyways, that was nothing but a short answer to the question. This is certainly not enough because houses aren’t always the same. That’s why we’ve provided breakdowns for different sizes of households.

Stay with us if you want to know everything about roofs and their replacement!

Do the tables feel somewhat confusing to you? If so, don’t worry about it. We’ve discussed labor, materials, hourly cost, and everything else there is to know.

Keep reading and go through one section at a time. By the end, you’ll be able to calculate the total estimate correctly.

Roof Replacement Of A House: Everything You Need To Know

Planning is necessary for all sorts of projects. It can either be the total cost to paint a room or replace the roofs. Not just any plans, by the way. It has to be completely fail-proof.

It’s because house projects are like dominoes. A single mistake can potentially cause a collapse of the entire plan. That’s why homeowners make sure they have a solid plan before starting a project.

For now, let us give you a short rundown of things that we’ll discuss.

First, we’ll discuss the total cost to remove a roof completely. It’ll include labor and materials. We’ll also provide a breakdown consisting of labor cost only.

It’ll give you a clear picture of how much labor fees you’ll need.

After that, we’ll talk about the labor cost to shingle a roof. We’ll also discuss how different roof materials can affect the total estimate.

Sit back, relax and hang with us if you want to find out.

Average Cost To Remove A Roof

There are two ways to give your roof a new look. Re-roofing and roof replacement.

In re-roofing, you simply place a new layer of shingles on the old one. It can only be done once.

But to replace a roof entirely, you always have to tear off the old roof. After that, you’ll have to place the new shingles. As you can see, there is a lot of labor involved.

For now, let’s talk about the overall cost of roof removal. There are two different ways to estimate pricing for labor.

The first one is called per square feet pricing. The other one is based on the total roofing square. A roofing square is a total area of 100 square feet.

Most services charge $1.20 to $5.00 per sq. ft. for roof removal. This price includes labor costs, necessary supplies, and everything related to roof removal.

It also means you’re going to pay $120 to $500 per roofing square. But to keep it simple, we’ve decided to use square foot pricing only.

Here, we’ve listed an average estimate based on different house sizes-

House SizeRoof SizeBudget ($1.20/sq. ft.)Average ($2.00/sq. ft.)High-end ($5.00/sq. ft.)
800 sq. ft.843 sq. ft.$1011.60$1686.00$4215.00
1000 sq. ft.1054 sq. ft.$1264.80$2108.00$5270.00
1200 sq. ft.1265 sq. ft.$1518.00$2530.00$6325.00
2000 sq. ft.2108 sq. ft.$2529.60$4216.00$10540.00
2200 sq. ft.2319 sq. ft.$2782.80$4638.00$11595.00
2500 sq. ft.2635 sq. ft.$3162.00$5270.00$13175.00
3000 sq. ft.3162 sq. ft.$3794.40$6324.00$15810.00

When you hire a service, you should expect a quote around this pricing. But there is a little problem. Roof material can affect the total removal cost.

Because of that, we’ve separated the labor cost from the total cost. After that, we’ve discussed how removal costs can vary from material to material.

Total Labor Cost To Tear Off An Old Roof

To place a new roof, the old one must be removed. Labor cost for tearing the roof is generally included in the service charge. But it’s possible to estimate it separately.

The average labor cost for tearing off a roof is usually $1,000 to $1,500. But it’s only a rough estimate.

This job can either be counted in per sq. ft. pricing or per hour pricing. The hour-based pricing is roughly between $40 to $80 per hour.

But square foot pricing is more accurate and it can easily be estimated. The labor cost nationally averages at $1.00 to $1.70 per sq. ft.

To get a better estimate, take a look down below-

House SizeRoof SizeSingle Layer ($1.00/sq. ft.)Double Layer ($1.50/sq. ft.)Triple Layer ($1.70/sq. ft.)
800 sq. ft.843 sq. ft.$843.00 $1264.50$1433.10
1000 sq. ft.1054 sq. ft.$1054.00 $1581.00$1791.80
1200 sq. ft.1265 sq. ft.$1265.00 $1897.50$2150.50
2000 sq. ft.2108 sq. ft.$2108.00 $3162.00$3583.60
2200 sq. ft.2319 sq. ft.$2319.00 $3478.50$3942.30
2500 sq. ft.2635 sq. ft.$2635.00 $3952.50$4479.50
3000 sq. ft.3162 sq. ft.$3162.00 $4743.00$5375.40

As you can see, these are much lower prices than before. If you’re looking for only roof removal, you should expect prices around this.

Material-wise Roof Removal Cost

Roof removal costs can vary depending on the material. For instance, it’s harder to remove a metal roof than an asphalt roof.

It generally costs around $125 to $150 per square to remove a tile roof. This means it costs $1.25 to $1.50 per sq. ft.

But removing metal roofs cost $1.25 to $1.75 per sq. ft. The price differs because of labor.

This chart should give you all the info that you need-

Roof SizeSlate/Tiles ($1.25 – $1.50 per sq. ft.) Wood Shake ($1.00 – $1.25 per sq. ft.)Metal ($1.25 – $1.75 per sq. ft.)
843 sq. ft.$1053.75 – $1264.50$843.00 – $1053.75 $1053.75 – $1475.25
1054 sq. ft.$1317.50 – $1581.00$1054.00 – $1317.50$1317.50 – $1844.50
1265 sq. ft.$1581.25 – $1897.50$1265.00 – $1581.25$1581.25 – $2213.75
2108 sq. ft.$2635.00 – $3162.00$2108.00 – $2635.00$2635.00 – $3689.00
2319 sq. ft.$2898.75 – $3478.50$2319.00 – $2898.75$2898.75 – $4058.25
2635 sq. ft.$3293.75 – $3952.50$2635.00 – $3293.75$3293.75 – $4611.25
3162 sq. ft.$3952.50 – $4743.00$3162.00 – $3952.50$3952.50 – $5533.50

These are estimated prices for removing different tiles. Note that these prices are based on a single layer on the roof

If there are more layers, the total approximation will multiply. Since the average material cost differs from one another, we’ve made 3 different tables. They are slate/tiles, wood shakes, and metal respectively.

To remove slate/tiles, this is the total estimate you’re looking for –

House SizeRoof SizeSingle Layer ($1.25/sq. ft.)Double Layer ($1.40/sq. ft.)Triple Layer ($1.50/sq. ft.)
800 sq. ft.843 sq. ft.$1053.75 $1180.20$1264.50
1000 sq. ft.1054 sq. ft.$1317.50$1475.60$1581.00
1200 sq. ft.1265 sq. ft.$1581.25 $1771.00$1897.50
2000 sq. ft.2108 sq. ft.$2635.00 $2951.20$3162.00
2200 sq. ft.2319 sq. ft.$2898.75 $3246.60$3478.50
2500 sq. ft.2635 sq. ft.$3293.75$3689.00$3952.50
3000 sq. ft.3162 sq. ft.$3952.50 $4426.80$4743.00

From the table you can easily see how the prices go up significantly depending on layers.

It’s time to look at the wood-shaking roof. Removing wood shingles takes the least effort. For wood-shingled roofs, this is the total removal cost-

House SizeRoof SizeSingle Layer ($1.00/sq. ft.)Double Layer ($1.12/sq. ft.)Triple Layer ($1.25/sq. ft.)
800 sq. ft.843 sq. ft.$843.00 $944.16$1053.75
1000 sq. ft.1054 sq. ft.$1054.00 $1180.48$1317.50
1200 sq. ft.1265 sq. ft.$1265.00 $1416.80$1581.25
2000 sq. ft.2108 sq. ft.$2108.00 $2360.96$2635.00
2200 sq. ft.2319 sq. ft.$2319.00 $2597.28$2898.75
2500 sq. ft.2635 sq. ft.$2635.00 $2951.20$3293.75
3000 sq. ft.3162 sq. ft.$3162.00 $3541.44$3952.50

Removing wood shingles also takes the least time out of all materials. Finally, there are metal roofs which are the heaviest of all.

To remove any metal roof, this is the approximate amount-

House SizeRoof SizeSingle Layer ($1.25/sq. ft.)Double Layer ($1.50/sq. ft.)Triple Layer ($1.75/sq. ft.)
800 sq. ft.843 sq. ft.$1053.75 $1264.50$1475.25
1000 sq. ft.1054 sq. ft.$1317.50$1581.00$1844.50
1200 sq. ft.1265 sq. ft.$1581.25 $1897.50$2213.75
2000 sq. ft.2108 sq. ft.$2635.00 $3162.00$3689.00
2200 sq. ft.2319 sq. ft.$2898.75 $3478.50$4058.25
2500 sq. ft.2635 sq. ft.$3293.75$3952.50$4611.25
3000 sq. ft.3162 sq. ft.$3952.50 $4743.00$5533.50

These were the different prices based on different materials. You can now easily predict your price without a contractor’s help!

Speaking of roof removal, you’ll also need to invest in a dumpster/bagster. Fortunately, you can easily buy bagsters online.

For your convenience, we’ve included some of our super favorites-

You can now easily choose a bagster to make your roof removal easier.

Average Cost For Shingling A Roof

Choosing a shingle for your house can often be a challenging task. A good shingle is necessary for better protection.

That’s why you’ve to know how to choose the best shingles for your house.

Like removing an old roof, services for reshingling will give you a quote. That price will include labor and supply fees.

Roofing or reshingling nationally averages between $150 to $350 per square. This means you’re going to pay $1.50 to $3.50 per sq. ft.

To make it easier, we’ve made you a short table-

House SizeRoof SizeBudget ($1.50/ sq. ft.)Average ($2.00/ sq. ft.)Luxury ($3.50/ sq. ft.)
800 sq. ft.843 sq. ft.$1264.50$1686.00$2950.50
1000 sq. ft.1054 sq. ft.$1581.00$2108.00$3689.00
1200 sq. ft.1265 sq. ft.$1897.50$2530.00$4427.50
2000 sq. ft.2108 sq. ft.$3162.00$4216.00$7378.00
2200 sq. ft.2319 sq. ft.$3478.50$4638.00$8116.50
2500 sq. ft.2635 sq. ft.$3952.50$5270.00$9222.50
3000 sq. ft.3162 sq. ft.$4743.00$6324.00$11067.00

These are the average quote prices for your house. 60% of these prices go to labor and the other 40% goes to materials

But these are still quite vague prices. Fortunately, there are ways to estimate with more accuracy.

Total Labor Cost For Shingling A Roof

If you provide the materials yourself, a service charge will go down. This is a cost-efficient option.

For labor, most services charge around $0.90 to $2.00 per sq. ft. This way you’re going to pay $90 to $200 per roofing square

To help you out even further, we’ve provided different price models-

House SizeRoof SizeBudget ($0.90/ sq. ft.)Average ($1.20/ sq. ft.)Luxury ($2.00/ sq. ft.)
800 sq. ft.843 sq. ft.$758.70$1011.60$1686.00
1000 sq. ft.1054 sq. ft.$948.60$1264.80$2108.00
1200 sq. ft.1265 sq. ft.$1138.50$1518.00$2530.00
2000 sq. ft.2108 sq. ft.$1897.20$2529.60$4216.00
2200 sq. ft.2319 sq. ft.$2087.10$2782.80$4638.00
2500 sq. ft.2635 sq. ft.$2371.50$3162.00$5270.00
3000 sq. ft.3162 sq. ft.$2845.80$3794.40$6324.00

As you can see from the table that the cost has been reduced. But never rely on this pricing completely.

Because based on your house location, surrounding, the price can go up or down.

Total Material Cost To Shingle A Roof

There are multiple types of roofs that you can consider. But there’s a little catch involved. Roofing can be heavy or light depending on the weight of the roofing materials

If you decide to install heavy roofing, you’ve to consider the framing. Because weak framing won’t be able to withstand the weight!

Replacing a roof with asphalt and metal isn’t the same. They have different procedures, material costs, and equipment costs.

To simplify it for you, we’ve compared multiple materials –

House Size (Roof)Asphalt ($1.47 per sq. ft.) Galvanized Steel ($2.00 per sq. ft.) Stainless Steel ($8.23 per sq. ft.)Slate ($11.76 per sq. ft.)Metal [Copper]($14.70 per sq. ft.)
800 sq. ft. (843)$1239.21$1686.00$6937.89$9913.68$12392.10
1000 sq. ft. (1054)$1539.38$2108.00$8674.42$12395.04$15493.80
1200 sq. ft. (1265)$1859.55$2530.00$10410.95$14876.40$18595.50
2000 sq. ft. (2108)$3098.76$4216.00$17348.84$24790.08$30987.60
2200 sq. ft. (2319)$3408.73$4638.00$19085.37$27271.44$34089.30
2500 sq. ft. (2635)$3873.45$5270.00$21686.05$30987.60$38734.50
3000 sq. ft. (3162)$4648.14$6324.00$26023.26$37185.12$46481.40

As you can see metal roofing costs a lot compared to asphalt or galvanized steel. That’s why most Americans decide to use asphalt for their roofs.

But metal roofs can last up to 100 years and more.

Question: What happens if you don’t replace your roof?

Answer: Neglecting your roof can cause permanent damages. Water damage is one of them. Your roof can rot due to water if neglected for a long time.

Question: How often should Roof Be Replaced?

Answer: This varies from material to material. For instance, asphalt roofs should be replaced every 20 years. But a metal roof can last up to 100 years.

Question: Is it cheaper to reroof?

Answer: Reroofing is cheaper compared to roof replacement. It’s because it’s only about the repair work. If there are already two layers of roof, you can’t reroof.
